About 90 nights a year below freezing, when uninsulated crawlspace lines give out

The oldest blocks in town run plumbing decades older than the newer builds toward Mount Airy

Seasonal timing

With frost around November 3 and roughly 90 freeze nights to follow, this is a long cold season, so an exposed pump house and the main shutoff both want attention early.

Common questions

How much does a plumber cost?

It depends on the job and how bad the problem is. That is why the first step is a phone call. Describe the problem and get your free estimate on the phone, with upfront pricing.

Will I talk to a real person?

Yes, you will.

Do I need to fill out a form?

No forms and no waiting on emailed quotes. One phone call is all it takes.

Can I get help at night or on a weekend?

We have plumbers ready to help families in the community 24/7, but moment-to-moment availability depends on demand. Call to find out how soon we can service your home.

Should I wait to call?

You already know that plumbing problems don't go away on their own. And waiting just increases the risks to your house. Plumbers see this hesitation all the time. Instead of regretting not calling earlier, just make that 2-minute call now and get your free estimate.

People also ask

What protects a pump house through a cold winter?

Insulation on the walls and on the exposed pipe, plus a safe thermostatic heat source rated for the space. A frozen pressure tank or a split pump fitting is a much larger repair than the prevention. Check the door seals as well.

Should outside taps be shut from inside?

Where an interior valve exists for each bib, closing it and draining the bib is the correct step before the cold sets in. A frost-proof bib is the alternative where there is no interior valve. Hoses must come off either way.

How do I find a buried valve on a farm property?

Start from the well head or the meter and follow the natural route toward the house, probing for the box. Old maps and the previous owner are often the fastest source. Once found, mark it permanently.

Do sub-freezing nights here differ from the Piedmont?

There are far more of them, and a handful of nights each year reach the coldest end of the range, more like Pilot Mountain and Jonesville than the towns further east. That means longer exposure rather than a different mechanism. Insulation and drainage are still what protect the lines.
